Whether you're testing a product idea, scaling up for market season, or running a week-over-week production schedule, there's a rental option that fits where you are right now.

First-time clients start with a single introductory session. From there, choose a flexible hour pack or a monthly plan depending on how you work.

Kitchen Rental Pricing

First Session

4-hour minimum | $225 + HST

New to the incubator? Start here.

Your first session gives you full access to the kitchen to test your setup, get oriented, and decide what kind of ongoing arrangement makes sense for your business. This is a one-time introductory booking. After your first session, clients move to a pack or monthly plan.


Includes:

  • 4 hours of kitchen time, booked as a single block

  • Full access to commercial equipment: ovens, cooktops, 20 qt mixers, smallwares, knives, and more

  • Orientation to the space and closing checklist

Flexible Hour Packs

Hour packs are pre-purchased blocks of kitchen time that you draw down as needed. Book shifts when your schedule calls for them, no recurring commitment required. Packs are a good fit for producers whose volume varies week to week, or who need kitchen access for a defined project or market season.

Starter Pack

16-hours → use within 3 months

$625 + HST

For side hustlers and solo makers ready to start producing in a licensed commercial kitchen.

Includes:

  • 16 hours of kitchen time - booked according to your needs

  • Full access to commercial equipment: ovens, cooktops, 20 qt mixers, small wares, knives, and more

  • Autonomous kitchen access via lockbox code

  • Feature in our “Made at The Magpie” marketing

  • Preferred rate storage (starting at $60/month)

16-hour packs are valid for 3 months. One complimentary 30-day extension is available if requested before expiry.

Once purchased, this package is non-refundable and non-transferable, and shift bookings are final once confirmed.

Accelerator Pack

25-hour pack → use within 4 months

$950 + HST

For food businesses building momentum and gearing up for regular production runs, market prep, or wholesale testing.

Includes:

  • 25 hours of kitchen time, booked according to your needs

  • One popup retail opportunity in the cafe

  • Full access to commercial equipment: ovens, cooktops, 20 qt mixers, smallwares, knives, and more

  • Autonomous kitchen access via lockbox

  • Feature in our "Made at The Magpie" marketing

  • Preferred rate storage (starting at $60/month)

25-hour packs are valid for 4 months. One complimentary 30-day extension is available if requested before expiry.

Once purchased, this package is non-refundable and non-transferable, and shift bookings are final once confirmed.

Monthly Plans

Reserved scheduling for week-over-week producers | 3-month minimum

Monthly plans are for producers who need the same blocks held for them in the calendar week over week. If you're running a consistent production schedule and need your time guaranteed in advance, this is the right option.

Plans are quoted individually based on your expected monthly hours and storage needs. Minimum 3-month term.

What's included in every monthly plan:

  • Reserved scheduling - your blocks are held for you in advance

  • Dry storage (some is included, additional fees apply based on volume)

  • One popup retail opportunity in the bakeshop

  • Full access to commercial equipment (ovens are included, scheduled separately)

  • Autonomous kitchen access via lockbox

Pricing examples (all prices + HST):

  • Light production (approximately 15-20 hrs/month): from $575/month

  • Regular production (approximately 30-45 hrs/month): from $1,150/month

Monthly kitchen agreements are governed by a signed license agreement, with terms and notice periods for cancellation, renewal, or changes set out in that agreement.

Kitchen Equipment

Cold storage is not currently available long term. If your operation requires refrigeration, make a note in your application to discuss whether we can accommodate you.

Our kitchen offers:

  • Stainless steel prep tables

  • Commercial Convection ovens

  • Domestic electric ceramic top stove with oven

  • Domestic fridges with freezer compartments

  • Chest freezers

  • Two and 3-compartment sinks + handwash sink

  • Commercial sanitizing dishwasher

  • Dry and cold storage is available for an additional fee

  • Small appliances: Vitamix, microwave, food processor, induction hot plates, KitchenAid mixer, 20qt commercial mixer

  • Assorted pots, pans, trays, bowls, knives, cutting boards, dishware, glassware and cutlery

PLEASE NOTE - We do NOT have:

  • walk-in refrigeration

  • gas ovens or grills

  • flat-top griddle

  • fryers

  • dough sheeters or lamination machines

  • proofers

  • blast chillers

Renter Requirements

To activate your kitchen rental account, we require:

All renters must:

  • Remove personal equipment, products, and ingredients after each shift (overnight storage is available for an additional fee)

  • Supply their own disposables and linens (tin foil, cling film, parchment, gloves, hair nets, aprons, and cloths)

  • Clean and reset the kitchen after each shift following the closing checklist, including garbage removal and reporting or replacing any damaged items

All confirmed bookings are final and cannot be rescheduled.

Ready to get your commercial liability insurance?

Before you start using the kitchen, we’ll need proof of $2 million in commercial liability insurance with The Magpie Cakery Incubator listed as an additional insured.

What Kind of Insurance Do I Need?

You'll need a commercial general liability (CGL) policy that covers your business activities as a food producer. This is different from home insurance or event insurance. it covers you as a business operating in a shared commercial space.

Your broker may ask for building details like square footage, construction type, or the year it was built. You don't need any of that.

Here's why: you're renting kitchen time, not the building. The Magpie Cakery Incubator is a tenant in the space, and we don't have access to building information. If your broker is asking those questions, they've likely pulled up the wrong form.

Just let them know: you're an independent food business renting time in a licensed commercial kitchen. Your policy needs to cover your business activities while you're in the space. That's what they're looking for.

What does “additional insured” mean?

It simply means your insurance policy also covers us (The Magpie Cakery Incubator) in case of any incidents while you’re using the space.
